– Timelines when selling your home. A question that I often get asked is about the timelines when selling. What should you expect? Well, we need get the home ready for sale. I’m Natalia, an owner
broker at OMG Realty Group. I’ve been in this industry for 20 years, and I personally sold hundreds of homes, so believe me, our company knows what goes into selling a home. You want to be ready. You want to be really careful
not to just stick up a sign and slap the home on the
MLS prior to having it show it ready. Refer to the video on what
you should fix prior to going in the market. This will give you an idea
of a few things that you need to think about prior to
letting buyers into the home. So after we meet and you
decide to list with us, we will give you a contract to sign. Once we have an executed contract, we will then schedule an
appointment with our stagers to come over to give you
recommendations on what you can do to enhance the
appearance of your home to maximize the return on your investment. Don’t worry, there is no
additional cost to you for this service. – You’re kidding, right? – But this is essential
because research shows the importance of staging
in relation to the amount of money you will get on your
home as well as how quickly your home will sell. We also, free of charge,
include partial staging in your home. Once the home is in show ready condition, we will then schedule our
professional photographer and videographer to come
to the home to capitalize on all of the unique features of the home. Once we have pictures and videos, we will work on the backend
marketing of your home. This is one of the most important parts of getting you the most
amount of money for your home. We don’t just put up a
sign and stick it on MLS. It is much more detailed than that. We have a very unique,
strategic, comprehensive, digital marketing
strategy that we utilize. This involves running
highly targeted ad campaigns across multiple social media platforms. Please know, just posting your home on agents’ Facebook page is not enough. Your home will get about 97% less exposure by doing it that way, so we properly expose
your home across multiple social media platforms. If you would like to see

factors that will result in you gaining or losing when you sell. During this time we will
also recommend whether or not you should have any other
inspections down prior to going on MLS. We will also go over
all disclosures with you so that we can have
this available to buyers so that they are fully aware
of the condition of the home prior to making an offer. Okay, so once all of
the marketing is done, then we go live on a
Multiple Listing Service, and hundreds of other websites. And don’t forget we’ve
gone into the major sites like Zillow, Realtor-com, et cetera and enhanced these sites
to get optimum performance. Now that we are live,
you can expect to have agents calling you to take their clients through your home to see it. The buyer’s agent will accompany them so don’t worry about that. Depending on the time of the year and the market condition,
