hello all I wanna quickly talk about
some digital marketing tactics specifically for real estate agents and
specifically using Instagram how can an Instagram following help you gain leads
how can an Instagram marketing strategy help you grow your business let’s talk
about it hi I’m Nick Calabro with Calaboration where we help businesses

mentioned I’m going to be talking about Instagram right now and how you can get
up and running with the platform if you’re not already using it and how you
can learn more about advertising with it if you’re not doing that already as well
the big thing to always keep in mind here when referring to Instagram is that
Facebook purchased the platform many years ago for a whopping 1 billion
dollars and some say to this day it’s still the best deal Facebook has ever
gotten and I agree with that Instagram is an amazing platform because it’s a
different medium than say Facebook and Twitter however built on top of Facebook
now you have the most granular and amazing
demographics to advertise to and that’s the power we’re going to unleash today I
come across so many agents that don’t even realize that the Facebook ad
targeting platform has a demographic specifically for “likely to move” yes you
can literally shove your ads in the faces of all the people in your area who
are likely to move if this doesn’t gain leads I don’t know what will well I do
know what will and we’ll talk about all the other different tactics later on
however with Facebook and Instagram together working in tandem to advertise
to the people who are likely to move here are some steps that you can take to
grow your following and gain leads through Instagram marketing I want to
quickly begin by saying that I don’t think Instagram is a better medium
then say Facebook however it’s definitely a different
medium and if you’re going for say the millennial demographic and the
Millennials who are likely to move for making over $100,000 a year these are
all demographics that you can target for and specifically service this one niche
now I somewhat risk stating the obvious here when it comes to growing an
Instagram following organically however some of the big things to keep in mind
is quality images Facebook you can maybe get away with lower quality images just
because of that medium but Instagram is fully 100% photo and video this brings
me to my next point use video the Instagram algorithm and overall likes
and followers you will get by utilizing video and more and more
we’ll be valuable and will help grow your following along with that always
tag location if you’re doing a walkthrough of a house put the location
in there of the city you’ll get people from that area who are gonna be
organically looking at your feed along with that be sure to use hashtags these
are the things that are gonna really drive traffic people were just using the
explore tab people who are going through Instagram just browsing people who might
stumble across you and then ultimately do business with you now when it comes
to digital marketing using Instagram this is where the fun truly begins now
we also talked about Facebook marketing in very similar situations and be sure
to check out that content as well but in terms are just a different animal right
we need to set up different ads we have different options for categories and
types of ads firstly building your ad is very important is to be sure you have a
beautiful image maybe of a house possibly of you which would be even
better cuz you’re marketing yourself right you want people to do business
with you and then with that by being on their feed they’ll always see that agent
they’ll always see you and they’ll trust you and you’ll build a rapport with them
through digital marketing right and then they’ll always know to come to you from
there here’s where your funnel begins so they tap on your photo learn more or
whatever kind of copy you have here and there would be they’ll be taken to your
landing page now here what did you promise them in the ad why are they even
clicking on you in the first place did you aggregate a bunch of homes in the
area that have two stories or two family houses in the area maybe you’re looking
for people who are likely to move into some certain neighborhood and you are
the expert in that neighborhood and you’re saying okay here we got together
all the houses in this area all the listings are here just click and enjoy
you’re providing some value for this user before they even know you really
and you’re building this rapport immediately now once they click through
to your site here is where your funnel truly begins right because now you
have to give them what you promised but you want something from them in return
right you want them as a lead so now you can easily set up your landing page to
collect their name email address and phone number and then from there they
put in their information boom lead and now they get their content there here’s

market this that’s up to you but the big idea is that you’re offering value
you’re getting them as a lead and then you’re giving them that value and now
they trust you that you built a rapport with them you can call them up
immediately after they go through that landing page and start doing business
all for the price of whatever an Instagram and is you know he’s obviously
fluctuate depending on all the different things but I can assure you much more
affordable than $100.00 Zillow leads and the best thing is to Instagram these
leads are gonna be red-hot because they’re coming in they’re filling out
the information they are interested in what you’re providing and then you have
information call them up right then and there so I know this was a pretty
